Access Point enters Alfreton property market
A new warehousing development has been launched in Alfreton.
Property agents Jones Lang LaSalle and FHP have been instructed to market the Access Point scheme in on Keys Road which comprises warehouse and industrial units on a design and build basis.
Detailed planning consent has been obtained for buildings ranging in size from 10,500 sq ft to 33,120 sq ft.
James Keeton, associate director at Jones Lang LaSalle, said: "The level of take-up and subsequent lack of good quality units on the M1 corridor has been well publicised recently and this new scheme will aim to address the balance.
"The existing building on the scheme will be demolished and subject to commitment, with planning in place, Access Point will be able to deliver new units, tailored to the requirements of the occupier within a short timeframe."
Keeton said research from Jones Lang LaSalle suggested that design and build accounted for 65 per cent of the floorspace take-up in the first quarter of 2011, compared with 35 per cent for speculative space.
Tim Gilbertson from FHP added: "We expect the scheme to be well received in the market place at a time when stock levels are undoubtedly diminishing.
"No one can argue that the market is anything but tough, and certainly has been for the last few years but what stock has been available is moving and there is little supply in the pipeline."
