Commercial property – Offices review, Leeds office supplement and sustainable building

With businesses widely putting relocations on hold as they battled the recession, 2009 was undoubtedly a challenging year for Yorkshire’s office market. Yet despite such pressures, Leeds’ city market still reached an annual take-up of 420,000 sq ft for the calendar year, 150,000 sq ft of which was transacted during the final quarter.

Property professionals in the region expect the momentum to continue in the first quarter, with agents reporting a number of credible occupiers doing the rounds, not least because many businesses will find themselves having to move out of necessity.

In this month’s report, we look at the continued prospects for the market through the year generally, while also looking at the Leeds market in depth in our office supplement.

We will also be asking to what extent the sustainable buildings market will drive the sector given that the speculative market has effectively ground to a halt. How can such buildings be made to pay, and how can cash-strapped companies be convinced of the benefits of paying for the pleasure of going really green with their office space?
